Reminds me of that fantasy novel Magic Kingdom For Sale: Sold. The MC has nothing tying him to earth and while thinking it’s a joke buys a magic kingdom only to find out it’s real. But as the readers and he quickly realize it’s a scam, the kingdom is falling apart and going to ruin as the Court’s wizard in hand with the worthless true heir hang out on Earth to enjoy themselves and sell it over and over again for millions on Earth. Except the MC proves to be more determined than previous victims and actually truly loves the place and takes it over and makes it prosper once again despite all threats.

He’s got a terrifying advantage over the locals since he’s got a highly developed world’s entire tech tree available to him, he can open up industries that as the founder of them nobody else can compete with.
